Chiller-Free

In Dubai, the air conditioning of properties plays a central role, as temperatures can regularly rise above 40°C in summer. With Chiller-Free properties, you benefit from a transparent cost model that includes the costs of air conditioning in the rental price.

The concept is based on centralised cooling systems (District Cooling) that supply entire building complexes or neighbourhoods. For chiller-free units, the landlord covers the costs of this service, while separate contracts must be concluded with the cooling provider for non-chiller-free properties.

Advantages for you as a tenant:

  • No additional monthly cooling costs
  • Better planning of total rental costs
  • No separate contract with cooling providers necessary
  • No deposit required for cooling services

However, you should note that chiller-free properties often have a higher basic rental price. However, this is offset by the elimination of separate cooling costs, which can be significant in Dubai, ranging from AED 500-1,500 per month depending on usage behaviour.

When looking for a property in Dubai, it is important that you pay close attention to whether a unit is designated as chiller-free. This should be explicitly stated in the rental agreement. In popular areas such as Dubai Marina, JLT or Downtown Dubai you will find both chiller-free and non-chiller-free options. The decision for or against a chiller-free property depends on your personal preferences regarding cost management.
